Making Tax Digital for Income Tax: What Every Sole Trader and Landlord Needs to Know Right Now

If you’re self-employed or earn rental income, the phrase “Making Tax Digital for Income Tax” has probably been floating around your inbox for a while. Well, it’s no longer something to put off thinking about. It went live in April 2026, and if your income is over £50,000, you’re already in it. If you’ve just hit your first quarterly deadline and you’re feeling a little frazzled, you’re not alone. Here’s a plain-English breakdown of what MTD for Income Tax means, what you need to do, and how a small business accountant UK-side (like us) can take the weight off your shoulders.

What Is MTD for Income Tax, and Does It Apply to You?

Making Tax Digital for Income Tax Self Assessment, or MTD ITSA, is HMRC’s programme to shift self-employed people and landlords away from the annual Self Assessment return and onto a system of quarterly digital record-keeping and reporting.

From April 2026, it became mandatory for anyone with total gross income above £50,000 from self-employment and/or property. That means sole traders with business turnover over £50,000, landlords with rental income over £50,000, and anyone with a combination of the two that pushes them past that threshold.

From April 2027, the threshold drops to £30,000, pulling in a much larger group. And from April 2028, it extends to those earning above £20,000. So even if MTD doesn’t apply to you yet, it almost certainly will soon.

The First Quarterly Deadline: How Did It Go?

The first quarterly reporting period under MTD ITSA ran from 6 April to 5 July 2026, with submissions due by 5 August. If you missed it, the most important thing is to get caught up quickly and put a proper system in place for the next quarter (6 July to 5 October, due 5 November).

Quarterly updates aren’t full tax returns. They’re a summary of your income and expenses for the period. Think of them as check-ins with HMRC rather than full-blown filings. You still do an end-of-year finalisation to confirm your figures and claim reliefs. But the shift to quarterly reporting means you need to stay on top of your books throughout the year rather than doing a big scramble every January.

What Software Do You Need?

You can’t submit quarterly updates through your HMRC online account. You must use HMRC-recognised software. The main options that work well for small businesses and sole traders include Xero, QuickBooks, FreeAgent, and Sage, among others. HMRC publishes a full list on its website.

If you’re currently keeping records in a spreadsheet, you’ll need to either switch to compatible software or use a bridging tool. Either way, now is the time to sort it, not the week before your next deadline.

Four Practical Steps to Get MTD-Ready

  1. Check your income threshold. Add up your gross self-employment turnover and gross rental income. If the combined figure is above £50,000, you should already be enrolled. If you’re between £20,000 and £50,000, you have a window, so use it wisely.

  2. Choose your software. Pick an HMRC-recognised platform that fits your business. Consider ease of use, bank feed integration, and whether your accountant already works with it.

  3. Set up a quarterly habit. Block a couple of hours in your calendar every three months to reconcile your records and review your figures before submission. Little and often beats the January panic every time.
